Once your property is listed on the Multiple Listing Service or the MLS and the sign has been affixed in your front lawn, you may be thinking about what comes next. Most people think there is nothing left but to wait for the offers to come in, but that’s not usually the case. You’ll have to put in a little elbow grease to bring in the buyers. Here are some tips to get potential buyers interested in your property.

Start by checking your home for any repairs it needs. Are you going to sell your home as it is or are you planning on putting in some money and work towards fixing it up? There might be a few easy to fix issues that can pull the attention of a potential buyer.

Next you’ll want to clear away any assorted clutter that might be taking up spare space in your house. Books, family portraits, extra furniture and any boxes you have stored in the closets. Try to store these away in your garage or even in a storage area offsite. Too much clutter can make the buyer think there isn’t enough space in the house, so clearing the clutter can show how much room your house actually has.

Check to make sure you’ve not obstructed any views out of or into the house with furniture or stacked boxes from your impending move. Blocking any views can make buyers think you’re trying to withhold something objectionable it may also give them a claustrophobic feeling, neither of which is something you want a potential buyer thinking. While buyers are typically considerate towards the mess a move can create, try to limit the mess to one room or maybe even half the garage.

Remember more room and storage space are things that buyers love and look for in a home. Produce an unhindered feeling in your home by exchanging or getting rid of any cumbersome furniture in the house. Larger pieces can take up valuable square footage in a room and make it look smaller than it actually is. Try finding a piece of furniture that fits into the room properly, or if you can’t, just remove it completely. Adding mirrors to a room can make a room look bigger and can bring in more light. Keep in mind that the idea is to present your home in the best light possible.

Stow away the clutter, make the repairs, and keep your home as open as possible. Remember to do a thorough cleaning before any open houses or showings to make sure your home puts its best foot forward.
